Below is a brief summary of common services.

Architectural Design

Architectural Design begins with hand and/or computer-based sketches.  This is the way we put ideas in a graphic form that can be shared and discussed.  We bring multiple factors together into a single concept to convey final project design intent, scope and appearance.

Permit & Construction Documents

Construction Drawings include all of the drawings necessary for obtaining the building permit and builder construction.  These typically include an architectural plot plan, foundation plan, floor plan(s), exterior elevations, building sections, construction details; with all of the notes, dimensions and structural framing.

Specifications define what building materials are going to be used and how they are to be installed.  They also set quality standards and indicate select construction procedures.

Bidding Assistance

We recommend that beyond competitive bids from experienced, qualified contractors, you find a builder that you are comfortable working with and have a good rapport. It is the relationship with the builder that is key to the success of the project.

We can offer assistance to you during bidding to review builder proposals and provide you with our recommendations.

Construction

During construction, we are always available to answer any questions you or your builder may have. We typically visit the job site periodically and can promptly meet on site should a specific need arise.

How soon can I meet with you?

We can usually have our first meeting within a few days, if your schedule allows.

Is there a fee for the first meeting?

No, there is not a charge if you chose not to proceed. If the project does go ahead, the meeting fee would be charged at our normal hourly rate.

How long does it take to get finished drawings for permits & construction?

Usually between 3 and 12 weeks. This depends on the size, complexity, and time to make decisions.

What should I bring to the first meeting?

Your mortgage survey/plot plan, and any design ideas, such as pictures or sketches that you may have.

How do you charge?

For a new home we typically invoice on a square footage basis with the fee determined by the size, scope and complexity of the project.

For an addition/renovation we invoice hourly and provide an estimate to complete based upon the scope and complexity of the project.

What if I have a question during construction?

We are always willing and prompt in meeting with you and/or your builder to answer any questions you may have.
